In recent years, the aging of population has been an inevitable trend of the population development of China and Chongqing. As the increased elderly population, how to improve the life quality of the elder and solve their housing situation has gradually become a topic concerned by government, family and personal. Because the function of elderly support is weakening, and social nursing institutions can not meet the growing material and cultural needs of old people. A new supporting pattern generated, that is older residential. It is a pattern implemented by market-oriented operation and management based on older residential. Except for daily life services, older residential also provides a lot of humanity services such as sports, entertainment, health care, psychological counseling to the elders. So we can see older residential can meet various needs of old people which will lead to broad developing prospects of itself. However, Chongqing market haven't had any deeply research before and had few practical projects, so it may risky to develop older residential. Thus, this paper mainly analyzes investigation risk factors of older residential and gives corresponding countermeasures as following.The dissertation take present pension mode as a starting point and draw a conclusion that older residential can meet the growing needs of the elders better through the analysis of family supporting mode and nursing institutions mode. It also explore the influence of the surrounding environment for old people and old endowment demand based on some relevant theoretical basis. The article points out some major problems in the development of Chongqing's older residential through analyzing the impact to Chongqing's social and economic caused by aging population and the supply & demand relationship in older residential market. Then, based on the research of the current situation and existing problems in current market, and from the view of project development corporation, the paper analyzes the investment risk in such projects, establishes index system for risk evaluation, explore risk taken by investors according to risk evaluation mode and give some countermove for preventing project risk. By learning from successful experience of older residential in foreign countries, the paper provides some countermeasures and suggestions to promote older residential development in Chongqing. Therefore, there's no doubt that older residential will become a trend in the development of residential industry, as enlarged elderly population and standardization of older residential project development. The dissertation gives corresponding countermeasures by preliminary analyzing the investment risk factors which can avoid risk for developers and promote the development of Chongqing older housing market.
