With the development of the market economy and increase of job opportunities,brain drain is becoming more and more widespread. Especially for the Real Estate in Chengdu,brain drain is so serious that it has influenced the development of enterprise greatly. This phenomenon has already been widely noticed by the related circle.This dissertation takes Mingyang Real Estate Company as an example. Under the circumstance of increasingly fierce competition in the field of the Real Estate ,without own highly-renowned brand,massive financial strength and a lot of problems in management,it has caused the huge loss of professionals in Mingyang. Human resources management is facing an unprecedented difficult situation.Aiming to effectively retain talent , enhance the core competitiveness of enterprises, serve the long-term development,this dissertation probed deeply staff wastage's situations,such as the relationship between staff churn rate and the representation of time, the linkage of staff churn rate and workplace relations, the characteristics of staff wastage and the impact on enterprise,based on Ming-yang's present situation and talent flow theory. Through staff interviews,data analysis,the satisfaction measurement questionnaire was designed,covering seven dimensions of the problem,that is, "pay and benefits,performance appraisal,training and development, enterprise culture, standardized management, career planning and work environment". Using SPSS social science statistical analysis software to analyze each dimension,the thesis identified the main reasons of high brain drain and raised the solutions to retain the talent in human resources management .Another innovative point of view was proposed in this paper : the different reasons were analyzed and the relative problems were fully discussed from perspective of career designation during the four stage of employment from career exploration period,the development period, maintaining period to the eventual withdrawal Furthermore,it raised a targeted,operated solution for retaining talent and rapid development in Mingyang to lay a foundation for the competition.
