In China, with the development of economy, the real estate industry must flourish with a high speed. The development of the real estate industry promotes the fast growth of the economy, even faster, and contributes to the prosperity of the regional economy. For developers, the development of the real estate can not only promote their social popularity, but also improve the credit within the bank and optimize the cash flow, and so on. However, the project investment of the real estate industry is an economic activity full of complexity and risk, and it can bring about higher economic interests for the investors, at the same time, it can also make the investors suffer risk and loses, even worse, the bankruptcy. Its main risk presents in the following aspects: the supply and demand is out-of-balance seriously; developers emphasize developing too much while paying less attention to managing; homogeneity of project products exists often, etc.In the recent several years, the people put forward the comprehensive risk management concept in the special case management system. The comprehensive risk management is the system, in which the risk is controlled by the systematic and dynamic method, in order to reduce the uncertainty in carrying out the special case. What's more, it not only causes various special case superintendent to establish the risk consciousness, take the risk seriously, guards against it, it but also, on each stage, in each aspect, implements the effective risk control, at last, it can form a coherent management procedure. This article will apply the comprehensive risk management concept to the real estate project development. First, it will briefly introduce the Kunming area real estate present situation and then analyze its development tendency, at last, on the basis of the situation, it will make the analysis on how to handle and control the real estate risk.In brief, the real estate investment project must carry out the comprehensive risk management. With the project carried out, we should take some measures in such aspects as the risk planning, the risk identification, the risk measurement, and the risk control. Therefore, only the real estate project has been implemented the effective risk management, could the project really be accomplished with high quality, reasonable cost, and be finished on time.
