After two decades of prosperity from 1988 to 1997 and from 2004 to 2013,skyrocketing performance by China's real estate companies seems to have come to an end.At the 19th National Congress of the Communist Party of China,General Secretary Xi Jinping pointed out that"homes are used for living,not for speculation".This remark has sent a clear message to traditional real estate developers:reform is the only way out.As a result of the changes in the market environment and guidance of national policy guidance,traditional real estate enterprises and developers have to seek new opportunities for development in the face of challenges.Industrial real estate focuses on the integrated development of industries,real estate and cities.This emerging industrial real estate sector has shown great potential in the initial development period of China's strategic emerging industries,ecological industrial parks,elderly care industries and cultural industrial parks.New opportunities for industrial real estate development are constantly emerging.The author studies major directions in the industrial real estate sector to analyze the mainstream model and existing problems of industrial real estate development in China.Taking country garden industrial real estate as an example,this paper analyzes the influencing factors,paths and operation models of its industrial real estate development model.The full text is as follows:First,starting from the main bodies of the current industrial real estate development model,four mainstream models of industrial real estate development in China are analyzed,including industrial park development model,major developer leadership model,industrial real estate developer model,and integrated operation model.The advantages and disadvantages of each model are analyzed systematically.Secondly,taking Country Garden industrial real estate as an example,the paper analyzes the four stages of the company's development:the traditional stage,the initial stage,the development stage and the improvement stage.The paper also studies six major factors relevant to industrial real estate development model.Thirdly,on the basis of the above research,the optimization strategy of industrial property is put forward.The results show that:1)Since 1978,China's industrial real estate industry has experienced four stages of development:exploration,promotion,germination and growth.2)According to the difference of the main body,the development mode of industrial real estate in our country can be divided into four kinds:industrial park development mode,main enterprise guiding mode,industrial real estate business mode and comprehensive operation mode.3)The development of the industrial property of Biguiyuan has experienced the four stages of the tradition,the starting,the development and the promotion.The government policy,the city planning,the strategic positioning,the strength of the local production and the regional economic development level and the natural resource endowment are the six main factors that affect the development of the industrial property of the Biguiyuan.4)The development of industrial real estate in China should be jointly promoted by the government,the industrial park enterprise and the industrial property developer.
