The current real estate market supply and demand situation in our country,the demand for housing is still larger.At present,the real estate industry is still in the continuous development,most investors choose to put their money into real estate projects in order to get high profits.At the same time,real estate projects have higher returns,but its long development cycle,the investment amount is huge,and considerably influenced by policy.As a result,many uncertainty factors caused the real estate development projects with high risks,project success also has great uncertainty.Before the project development investment risk analysis,if we do not operate the project investment,then it has the probability of failure.In this paper,taking Bi Gui Yuan real estate development project in Taian as an example,Based on relevant theories of project management and risk management at home and abroad,combining the characteristics of the real estate industry and market development trend,Bi Gui Yuan project risk management problems were analyzed deeply and systematically.First,the project can be divided into investment decision stage,construction stage,construction stage and the stage management in risk identification.Then according to the result of risk identification,the establishment of Bi Gui Yuan project risk evaluation index system,respectively using expert scoring method and fuzzy comprehensive evaluation method,the qualitative and quantitative analysis of risk factors,by determining the index weight,Bi Gui Yuan project risk assessment analysis,according to the maximum membership degree principle,it is concluded that Bi Gui Yuan project risk degree for the "general".Finally,according to the risk assessment result of Bi Gui Yuan project,in combination with the actual situation of the project,formulate the corresponding risk control measures to minimize the possibility of occurrence of a risk,to ensure that the real estate project development and construction process to run smoothly.
