In recent years,the industry of real estate is developed fastly with the rapid growth ofnational economy.but the emergence of lack of theory conduction is fixed assetsaccumulation and wasting social resource.So it’s very critical to improve the level of realestate developing theory for developer and the investor in real estate industry.There is so much theory about risk management in long history abroad,But the overseastheory is not suit for native situation as the foreign developer hardly succeeded in this fieldbecause of the local custom.For the health of this industry,a king of possible theory must bemade to deal with the critical situation according to native and recent real eatate condition.This article first proceed from the characteristics and current situation of real estateinvestment risk management, deals with real estate investment and risk managementoverview and basic features, discusses factors affecting the risk of real estate investmentprojects, phases of various risk factors in making the necessary analysis. Risk identificationand investment in real estate projects, to assess the uncertainty factors have an impact on realestate investments. Made in real estate investment projects in the main method of riskprevention. Garden project as a case study, then to the East, on the project on the basis of thestudy, combined with the East Garden project in the external environment and thecharacteristics of its own, using risk identification, risk assessment and other methods, marketanalysis, and risk management are discussed Thesis final, that exists for different stages ofreal estate investment risk management of major risks of different methods, combined withthe characteristics of real estate investment projects in East Garden, the corresponding riskmanagement objectives and strengthening the investment and risk management to enhancefinally,this article give the practical methods to control the real estate risk duringdeveloping include of government’s and enterprise’ view.and also provide preventing methodof risk management.
