Changsha City, The Transformation Of Villages In The Land Use Study

"Urban village" Along with the process of the urbanization, the problem of "the villages in town" is becoming more and more critical. Considering either the development of the entire city or the development of "the villages in town" themselves, the existing forms of "the villages in town" have serious problems. It will cause social, economic, environmental influences if without reshaping. However, the research of this issue is a complicated systemic job, which involves city planning, architectonics, sociology, and economy, to name some. This essay mainly based on the last two years' collections of the planning of the land which was used for peasants' reallocation as well as the fruits of the investigations and researches of the planning of the "new village" and tries to discuss this issue in the angle of the usage of the land of "the villages in town". By analyzing the causes, the spatial patterns and the related policies of "the villages in town", the writer summarized the general modes of the ownership reform of the collective land and the usages of the land, and suggested some special capital management during the reshaping of "the villages in town" in order to resolve the problem of the lack of the funds. The writer also identified the different types of "the villages in town", and brought forward the punishing measures and reform methods of the three core issues, which are the usage of the land, the collective economy and the villagers' committee according to the different types.
