With the development of urban rail transit, something inconsistent such as the expenditure of rail transit constructing and operating and the equilibrium of passenger volume were discovered increase with years. These problems will influence the sustainable development of urban rail transit.There are many researches about land use and transit from overseas and China since the last century. But few people discuss the influence of land use along urban rail transit on its passenger volume. So my paper probed into the actuality of land use along Beijing urban rail transit and forecasted its influence on passenger volume. I believe this paper can further advance the harmony relations between the urban rail transit and land use along them.Firstly, the correlation of urban rail transit and land use was discussed. They are interactional and keep homeostasis.Secondly, the actuality of land use along Beijing urban rail transit was analyzed, including the floor-area ratio (FAR) along No. 13 and Ba-tong subway line, and the development of real estate along Beijing No. 5, No.13 and Ba-tong subway line.Thirdly, the correlation of the two guide lines from the actuality investigating and passenger volume was analyzed. The two guide lines indicated that the resident populations which dwelled along the rail were increased year after year. These people will be changed into urban rail transit passengers, so the amount of these people will influence passenger volume deeply. After calculating, I draw the conclusion: when resident area of the real estate along the urban rail transit increase 75m2, the passenger volume will add one each day. Base on this conclusion, the daily passenger volume of Beijing No. 5 subway line will reach 443 thousand after 10 years.Finally, according to the analyses and conclusions of this paper, using the results from the previous studies, some summing-up and advice were brought forward. And some correlate problems also put forward especially.
