Investment in the real estate industry is an important pillar of the national economy and a barometer of economic development as well. Cost control of real estate project is an important aspect in the process of real estate project's development and management. It has become a core resource to improve the real estate industries'revenue. The study shows design is the essential stage of the real estate project cost control. The design expense accounts for less than 2% of total cost, but it may determine more than 75% of the total real estate project's cost. Therefore, in order to improve the efficiency of cost control and achieve the effect of cost control, we should pay attention to the cost control study in the design stage of real estate developing project.Under this background, the study on cost control of real estate developing project based on value engineering theory in design stage has certain theoretical and practice meaning. This thesis makes an in-depth study on how to control the cost in the real estate design stage, aiming at providing references on theory and application for the real estate industry exploring the new cost control method of real estate project.About the construction of this article, first of all, this paper proceeds from the background of the selected title, combines with previous study results, summarizes the key research concepts, defines the object of research, and analyzes cost control of real estate project in design stage based on value engineering theory. Secondly, an integrated series of controlling notion and method is systematically brought forward into this paper by analyzing characteristic of the real estate project's developing stage. Aiming at differences on essentials and contents of cost control in each design stage (Schematic Design Stage, Design Development Stage, and Construction Document Stage), this thesis separately selects different function index and different function appraising method, specifically elaborates implementation process of cost control of real estate project in design stage. Finally, it shows that the present notion and method used in the practice on the empirical basis of analysis. By conducting cost control analysis on the matching ability of function and cost, this paper analyzes cost control and proposes reform measurement.
