The real estate industry that is the pillar industry of China's national economy has played a very important role in improving people's lives, speeding up urban development, promoting economic and social development, at the same time, it has been driving and promoting the development of dozens of related industries, stimulating the entire national economic development, and occupying a very important position in the country's third industry. But with the rising of housing price in various cities, the country has begun to highly focus on the development of the real estate industry, especially since 2005, the country has promulgated a series of regulatory documents to regulate the real estate industry, which lead real estate enterprises to face unprecedented pressure and less and less profit. The new policies issued in January 26, 2011 has significant effect on the sales of real estates; The central bank also raised reserve ratio and deposit and lending rates of financial institutions to reduce credit; Followed by "the twelfth five-year-plan" proposed building 3,600 indemnificatory apartments and affordable housing. The real estate enterprises are facing tremendous changes and adjustments, which will lead a number of companies to eliminate because they can not adapt to market changes. Therefore, real estate enterprises must realize the change of management mode from extensive to intensive to get benefits through the good management,which require enterprises must pay attention to cost control that is the key link in the management. At present, the cost management level of the domestic real estate enterprises generally is low, which lead to waste of the cost in serious condition and will reduce the economic efficiency of enterprises. Therefore, a reasonable method of cost control becomes the basic guarantee for the real estate business to adapt to market and continue developing.Firstly, this paper introduces the development background, problems in cost control and research significance of China's real estate industry, analyzes the status of cost control in the real estate industry at home and abroad and summaries the content and study method of this paper. Secondly, this paper simply describes some theory on cost control of the real estate business; the problems in cost control in real estate project were investigated through the field questionnaire and the results were analyzed. Finally, based on result analysis of the field research, this paper uses a combination of management method and technical method to control project cost and shows the effect of this method by an empirical analysis.
