The real estate industry has long been regarded as the pillar of the national economy.Therefore,it is very important to maintain the sustained and healthy development of the real estate industry.At present,the real estate industry is in a new normal situation.Real estate enterprises must work hard from internal control and do a good job in enterprise management and innovation in order to provide consumers with high-quality,reasonably priced products and high-quality services,effectively improve the economic benefits of enterprises and enable enterprises to develop healthily.Through the analysis of the current market and macro policies,this paper makes everyone realize that the most direct and effective way to improve the economic benefits of real estate enterprises is to reduce the project development cost,which is mainly formed in the engineering design stage.Therefore,it is particularly important to comprehensively and systematically optimize the project cost according to the value engineering theory in the design stage.In this paper,Kaisa Real Estate Project R is selected as a case study.Firstly,the meaning,characteristics,classification form and value engineering theory of project cost are introduced,and the current situation and problems of project cost composition in the case are analyzed.The importance of cost optimization in the design phase is clarified.Secondly,according to the analysis of various cost characteristics of case projects,the center of gravity and direction of cost optimization are defined.Then,a large number of case materials and scientific tools are used to carry out functional classification research on project cost optimization.Through targeted questions,analysis and solution,and closely adhering to the value engineering theory,thespecific methods of cost optimization are comprehensively analyzed,so that Kaisa Real Estate Development Project can achieve a reasonable and lowest project cost without reducing the quality,function and current selling price of the project.After that,qualitative analysis is carried out according to the cost optimization results of the case projects,and the guiding research results that can guide the cost optimization work of Kaisa Real Estate Development Project are obtained.Finally,it is clear about the generality and limitation of the research results in the industry,and in order to ensure that the research results of cost optimization can play a role in other development projects of Kaisa Real Estate,it is necessary to establish management systems such as responsibility cost,risk control and cost planning,implement comprehensive optimization from the enterprise control,enable the corresponding cost optimization results to be implemented in the project implementation process,and ensure that the research results of cost optimization are really playing a practical role.According to the research results of cost optimization in this paper,I hope it can provide reference for Kaisa Real Estate and other real estate enterprises.At the same time,I hope to provide new ideas for the cost optimization of the development projects of China's real estate enterprises,so that more real estate development enterprises have stronger profitability and more reasonable allocation of social resources,thus providing theoretical support for the sustainable and healthy development of China's real estate industry.
