Since the housing commercialization was comprehensively promoted,tremendous change has happened to the residential districts' space form. The change is not only promoted by the architects , but also by the "political economy" . It is therefore necessary to search the underlying cause and the possible trends in the future from the characteristics of the "commercialization". Building good residentials and creating good quality settlements' space form require not only the design, more importantly good macro-control on the the process of "political economy". Only by seizing the core in changes, architecture and urban design could shoot hit the target, and not lose our direction.Under the idea of "problem raising " and "problem solving", this paper is divided into five chapters.First Chapter discusses the paper's origin, purpose and significance. The second chapter proposes the relevant concept of "political economics", and clarify its significance in the research of cities and residential's space change. The third chapter introduces the process our country's housing commercialization.This forth Chapter raises the problems and use of "political economics" to analyse the residential's space.The chapter relates to three main Marxist's theory---- "rent theory", "residential differentiation " and "collective consumption".The chapter involves a number of residentials in Changsha.The three main Marxist is Harvey,Castells and Lefebvre.The fifth Chapter solves the problem and put forward a series of strategy against defects in the current residential districts.In this chapter , the housing system and policies are analysed through architecture,such as the "90 m2","the scale control of a single land transfer" and "levying tax of the idle land".The author think the "90 m2" could promote mix of the rich and the poor ,and increase public life.It could save land and promote the industrialization of residential development as well.After the analysis of policy, the author take some proposals on the capital acts such as bank lending. The author advice " sharp funds" change to "gradual funds".In the end of the paper, the author proposes public participation in urban planning and advocates urban design.The the concept of the New Urbanism has superiority and advance.Based on the above , the paper expands the research perspective of the residentials' space , and enrich the design methodology.
