This thesis mainly talks about urban Residential Differentiation.Urban Residential Differentiation is a kind of segmentation of urban residents'different kind of residential site in space. Although the study of urban Residential Differentiation was started by researchers of the classical human location school, it was formally adopted into the mainstream of economic research by the researchers of the neoclassical economics'space theory, which is also the main theory structure of this thesis.The Residential Differentiation and the Residential Location are two different but close linked concepts. While Residential Location lays particular stress on layout and allocation of city space, Residential Differentiation stresses on more about economy, society and human.The Residential Differentiation has great theoretical and practical significance for research. In city development, the Residential Differentiation is influenced by the housing market. There is close relationship between the housing market and the urban economy. The Residential Differentiation also has close relationship to urban economy. Many factors such as social productivity, landscape, traffic, family income, environment, social group and land price can influence the Residential Differentiation. By reviewing five main models on the Residential Differentiation study, this thesis chooses the Hedonic Based Multi-variable Logit Model.Then this thesis examines the Residential Differentiation status of Chengdu as an example for the study. By using the data of a large number of 800 questionnaires, the Hedonic Based Multi- variable Logit Model gives this study a simulation.At last, this thesis gives an equilibrium condition of the Residential Differentiation by using the Pareto Optimum theory.
