Taiyuan,as the provincial capital city of Shanxi Province,in recent years,the rapid urbanization has led to a sharp increase in urban housing demand,housing prices have risen year after year,affected by the economic downside environment,residents have low short-term ability to pay.Renting has become an important way to solve the housing problem of floating population,but the development of rental housing practice lags behind for a long time,and there are many problems.Therefore,this paper will study the influencing factors and spatial differentiation law of residential rent in six urban districts of Taiyuan,and give government,lessor and lessee better suggestion.This article first carries on the qualitative analysis to the Taiyuan city housing rental market basic general situation,then from the classical statistics and the spatial statistics angle,takes the1807 Taiyuan city six city district housing rent data as the sample,Combined with the summary of literature and the actual situation,11 main influencing factors are selected to construct logarithmic linear Hedonic model to quantitatively study the influencing factors of housing rent in Taiyuan.Then using the statistical analysis methods such as exploration data analysis,variation function and Kriging spatial interpolation,the rent interpolation map is obtained,and the buffer zone analysis is carried out with the superposition of spatial factors to reveal the spatial differentiation rule of housing rent in Taiyuan.The main research results of this paper are as follows:On the one hand,four building characteristics,four neighborhood characteristics and three location characteristics are selected as the influencing factors of housing rent in Taiyuan.The relationship between housing rent and its influencing factors is quantitatively analyzed by establishing Hedonic model.From the regression results of the Hedonic model,it is found that there are great differences in the spatial influence of each influencing factor on the housing rent.There are two factors that do not enter the model,and the degree of influence is according to the decoration,the commercial center,the orientation,the building area,and the area in which the housing rent is located.Schools,bus stations,supermarkets and hospitals decrease in turn.On the other hand,through the method of spatial statistics,it is found that the housing rent in Taiyuan shows a gradual decline in the extreme center to the surrounding,and the degree of variation in different directions is not always the same.At present,the spatial distribution of residential rent in Taiyuan shows a trend of high in south and low in north and east,and low in east and west,which has obvious spatial variability.In addition,commercial agglomeration,supermarket,bus station distribution,and concentration of key schools and key hospitals all have a certain degree of influence on the spatial differentiation of residential rent in Taiyuan City,but the park has little effect on the rent due to the large number of parks.Finally,according to the actual situation of Taiyuan,some suggestions are put forward topromote the healthy development of the housing rental market in Taiyuan.
