Research And Implement Of Decision Support System For Real Estate Based On The Fuzzy Real Option

With China's sustained and rapid development of the national economy as well as process of urbanization, real estate has become the engine of China's economic growth and pillar industries. Undoubtedly, investment in real estate needs reliable method of decision-making and DSS because of its great uncertainty and huge risk. However, the current evaluation model uses precision to describe uncertainty.In the first, identified DSS for real estate under the uncertain environment as the research object, and based on Fuzzy Math and Real Option, the article introduce Trapezoid fuzzy numbers to describe expected value and cost of project for building single/multi Fuzzy Real Option model, with which you can qualitatively analyze and recognize the value of opportunities and flexible management. Secondly, facing the constant expansion of information data, data inconsistencies in real estate enterprises, as well as the fact that Fuzzy Real Option model require detail data, the author using SQL Server Analysis Service and Visual Studio.NET as develop platform, explore requirement analysis, system design and conceptual model design of the Decision Support System for the Real Estate based on the Fuzzy Real Option model, besides building of real estate data warehouse and OLAP data analysis, guided by Data Warehouse technology. Generally, we do the following work:To introduce Trapezoid fuzzy numbers to describe expected value of specific project for building single/multi Fuzzy Real Option model for investment in real estate;Using SQL Server Analysis Service and Visual Studio.NET as develop platform, build real estate data warehouse and do the OLAP data analysis, and finally, complete the Decision Support System for the Real Estate based on the Fuzzy Real Option model.
