| With the rapid economical development and urbanization in China, population, resource and ecosystem environment have infringed seriously the requirement of sustainable development of the economy and city in China. People begin to scan the city basded on the view of sustainable development. Eco-city becomes main direction of the city construction in 21 century that is based on the guidance idea of sustainable development. Shanghai put forward the strategic target of the eco-city construction definitely in 2004, which indicates the direction of development. The sustainable development residential area construction is one importance component of the eco-city consruction.The public concerned the problem how will the housing development turn to in the future in Shanghai.The residential consumption gradually upgrades in Shanghai. The residence requirement is changing from space to healthy. The housing development is lying in the evolution process in which the environment development is replaced by ecosystem development as mainly seller point. The ecological residential quarter based on the principle of sustainable development is the direction of the houseing development in Shanghai. So this thesis reserches the housing devolpment and the ecological residential quarter consruction on the base of the eco-city consruction theory, and expect to put forward some policy suggestions about the ecological residential quarter development in Shanghai. This study is very significant in the eco-city housing development in Shanghai.This study is based on the related theory of t eco-city construction. Firstly, this thesis discusses the problem of the residential sustainable development about the eco-city construction in Shanghai. The ecological residential quarter is thelinside requirement in eco-city housing development. Nextly, the thesis studies housing development in Shanghai since 1999. Then, the thesis analyzes the problems in housing development and the demanding possibility of the ecological residential quarter. The thesis regards that the ecological residential quarter has the potenial market requirement. The thesis usages comprehensive analytical methods including constrction cost and whole life cost, which evaluates the value of the ecological residential quarter by consruction cost and purchase cost in two levels of price on technology and economy. The thesis objectively analyzes economic applicability of the ecological residential quarter.And the thesis analyzes the problems of the housingdevelopment in Shanghai. Finally, the thesis comes up with some policy suggestions aiming to prompt the ecological residential quarter development in Shanghai. |
