East Hanzheng Street has always been a commercial and logistics hub with a long history of 530 years. Since 1979, the beginning of reform and opening to the outside world, Hanzheng Street has become a famous small product wholesale market throughout China with the flattering title of No.l Street. However, East Hanzheng Street has lost its fame and reputation with influx of products with poor quality and the out-of-date type of operation. With very close connection with commerce, commercial real estate is an important force in reconstructing Hanzheng Street with its own special rulers in terms of investment, development and management. Based on the market research of current commercial real estate in East Hanzheng Street, this essay would like find new modes for the future commercial real estate operation through the research of the advanced commercial real estate operation modes throughout China.This essay, at first, introduces the current situation and existing problems of commercial real estate of East Hanzheng Street; then takes a deep study of the cases of Wuhan Wanda Commercial Plaza and Wuhan Plaza which are successful in development and management respectively; analyses the interconnection between the commercial real estate and the development & commercial modes; finally puts forward several new operation modes of the commercial real estate, which are different from the ones exiting in that area, considering the long term planning of the East Hanzheng Street.Commercial real estate is the combination of real estate and business on which this article is based.Chapter 1 Based on the research on spot, the author analyses the existing development mode, commercial mode, consumer characteristic, competition situation of the commercial real estate of East Hanzheng Street and points out the problems existing in the operation of commercial real estate in that area.Chapter 2 With the study of the world-wide unique Dalian Wanda mode and the concrete case of Wuhan Wanda Commercial Plaza, the author elaborately describes the reason of originating its advantages and disadvantages of the mode and its inspiration tothe commercial real estate development of East Hanzheng Street.Chaper 3 The author conducts a deep study to Wuhan Plaza which is very famous throughout China, in terms of organizational structure, department function, operational method, core competition power etc, in order to find the interconnection of the commercial real estate and the business promotion management, marketing management, quality management, client service management etc.Chapter 4 With the background of the long term planning of East Hanzheng Street, the author believes that the commercial real estate of East Hanzheng Street must mainly engage in the wholesale business with the assistance of other types of operation.
