City Center Districts have been always the most vital and valuable area in the city, With the market economy System being perfect, whether the commercial real estate of city center districts is exploited successfully that is closely related with the integrate benefit of City Center Districts and surroundings impress.Integrating domestic and overseas' related theory and practice experience it Systematic research the commercial real estate of City Center Districts from three aspects, exploit build pattern, financing operation pattern and business management pattern.It emphatically analyzed the primary problem and intrinsic factor that exist in the business real estate of City Center Districts' exploiting procedure. Making use of overseas' experience and via the comparing various exploit operation pattern's main characteristics, it puts forward some reforming advice.It deeply researched Shanghai new land project and Ningbo old foreshore project those are better effective real estate of City Center Districts' case, analyzed two cases' gain and loss.
