| With the rapid development of network and the coming of the information age, every industry or trade, including realty sales management, is pinched by the informatization. The requirements of modern management and consumer of have made realty agencies to reform traditional sales management models to adapt to the development of society. The designation and development of realty sales management information system based on web provides sufficient information of buildings and apartments for the consumers. The system will not only promote the sell speed of buildings and apartments, but also will provide enough information of consumers and social requirements for the managers of the realty agencies. This will accelerate the development of realty agencies. According to this requirement, a Real Estate Selling Management Information System (abbreviated as RES MIS) on network based on J2EE frame and MVC model was developed in this thesis.In this thesis, before the development of the system, the design principle of RES MIS was first made, and then the requirements of functions and network, the structure of the system were discussed. The classification of the system functions was also made carefully according to the level of design. After the investigating the conditions of the realty sales management information systems in China at present and in the future and according to the requirement of Dayu Realty Agency (Changchun), object-oriented design (OOD) method was selected to analyze and design the system, and the framework of the system was developed using a 3-layer application system based on the advanced B/S structure. The model of functional architecture consisted of 6 modules: My buildings (including basic information of buildings and apartments), my costumers (including basic information and status of costumers), my sales (including foreground of selling, management of funds and management of contracts), numerical statements (including statistical forms of contracts, accounts, funds and refunds), system setup (including user managements and data manipulations) and help. The network database was built using Microsoft SQL Server 2000 and consisted of 20 relational tables. The user interfaces of each subsystem of the system were uniformed to one style: a visual, clear and simple JSP interface. Rational Rose was used as the UML modeling language to design the business models, and Java was used as the main development language to program the RES MIS system. In this process, such technologies as Web, JSP, Servlet and Java Beans were employed. To ensure the safety of the system, two kinds of security policies were applied in the system: First, the users of the system were divided into two levels, i.e. managers and common users. This ensures both the regular maintenance and the safe operation of the system by authorization setting. Second, as the system run on the Internet, it is necessary to protect the data communication from being stolen. This was carried out using the MD5 cryptographic algorithm. Like many other similar systems, RES MIS provide a detailed user's manual to introduce the usage of each functional module and the setting of the parameters, which would help the operator to get familiar with the system rapidly and ensure the right operation of the system.To upgrade the quality of the software, MVC software design model was used to design RES MIS. This method simplified the development and promoted the performance and maintainability of the software. The programming was curried out on the resin-2.1.6 server which met the specifications of J2EE. At last, the system was tested using the black box method. The result of the test showed that the software can perform all the functions required.RES MIS integrates the functions of realty sales management information systems and all functions of CRM and makes the multiregional centralized real-time management possible.
