Research On The Village Inside City Reconstruction Planning Of Weinan City

With the rapid development of industrialization and urbanization in our country, a range of issues exist in the village inside city in terms of environment, society, economy, management and so on, which has been a serious problem that affects the healthy development of many cities. Weinan City is the medium size city in Shanxi province, environmental sanitation dirty chaos is poor villages of infrastructure facilities, is not perfect, social security hidden problems, which seriously restrict the development of the city.The thesis took village inside city reconstruction planning of Weinan City as an example, based on the conclusion about the theory and practical experience at home and abroad, Combining with the historical process of Weinan City urban development, studying the formation mechanism of the village inside city. Through field research, based on the comprehensive research and study on reconstruction conditions, put forward the urban village reconstruction model, installment model and transformation strategy. The main conclusions are as follows:(1) The formation mechanism of village inside city can be divided into macro-level and micro-level. Macro-level includes expansion of urban development and dual system, micro-level includes the influx of foreign population and housing choice, quality of the peasants and profit-driven, the oversight of urban management.(2) Weinan village inside city can be divided into three types:matured type, growth type, and new born type. And pointed out that three types showed gradient variation features at the aspects of revenue structure, premises and infrastructure condition.(3) The advantages of the Weinan village inside city reconstruction are regional development, and national policies push, urban construction and the low cost of renovation, and disadvantage is the difficulty of reconstruction financing pressure and the villagers installment. So, the way to promote the transformation of villages inside city by its favorable conditions.(4) Modification model is categorized into transform methods and reform of the subject the cities, emplace model is categorized into employment absorption, stock dividends, and the social security support. And housing rental being measured and calculated by the hypothetical development method, and this is the innovations of the thesis. (5) Establishing the specific policy strategies of reconstruction of the village inside city, according evelopment degree of village inside city, different types of village inside city need different guidance, combined city planning and internal functional areas, guided reconstruction of the village inside city by zoning film, consider the temporal development of urban construction, promote the transformation of the implementation of sub-period.Finally, the author proposed the policy measures about village inside city's reconstruction form four aspects:land,placement management and organization. The policy measures to promote the reconstruction of village inside city's programs to implementation smoothly and effectively.
