Towards Quality Improvement—Systematism Research On State And Assessment Of Existing Housing

The rapid urbanization of China in the past 40 years has brought about tremendous development of urban housing.At the same time,the quality of existing housing has become increasingly deterioration.Especially in the northern part of China,the functional quality of most housing built in the 1980s and 1990s is seriously lagging behind the current demand.,facing severe quality improvement challenges.The quality improvement of the existing housing is a complex system and a comprehensive process,which involves the participation of multidisciplinary professionals and the need of scientific process combined with state and aim.The research experience of developed countries shows that the systematic quality improvement of existing housing is a scientific process includes pre-investigation,diagnostic assessment,decision-making,implementation,and follow-up.Among them,the pre-study of state investigation and assessment is particularly important and forms the specialized research as well as practice field.In China,there are a large number of existing housing,and there is a long way to achieve the quality improvement of which.Since the "11th Five-Year Plan",the renovation of existing housing has promoted from the national policy,a series of regulations have issued and national science support projects have conducted,as well as large-scale renovation practices have carried out at many cities,the progress has been made in policies,technology,promotion and other aspects.However,the current large-scale renovation activities in China are still a mode of simple diagnosis and rough maintenance.After investigation,it is found that:1)China has not only the complex system of housing,the lack of basic information,and the lack of approach as well as method to integrate the information;2)The missing date results in the simple and aimless assessment;3)The assessment lacks scientific and standardized process guidance,result in rough assessment or even missing.In addition,the architectural programming research in recent years also points out that the lake of state study result in the unfounded decision making,hold that preliminary state research should be used as the basic vocational skills of the architect.Therefore,towards the scientific development of the quality improvement of existing housing,in view of the above problems,it is urgent to set up a“pre-assessment”study adaptive the quality improvement of existing housing in China,this thesis proposes a systematic study of the current state and assessment.Firstly,it sorts out and compares the relevant theories and the typical assessment methods at China and abroad,discusses the pre-assessment research on the quality improvement of existing housing means the effective correspondence and correlation system between state and assessment.Secondly,combined with the actual situation in China,collected the state information with several approaches,set up the state elements system,where the levelization method was introduced to form the levelization model of existing hosing.Based on this,On this basis,discussed that set up the systematic state and assessment research involves adaptive assessment items,integrated assessment conditions,and operative assessment process,it items:through the comparison of typical standard system and state elements,formed the assessment items adapts to the state of existing housing in China;discovered the levelization links of complex state elements,formulated the connection of assessment items,assessment conditions,as well as levelization.with the help of computer tools,built an assistant knowledge base platform,to promote the scientific process guidance and application.This thesis is the fundamental research in the early stage of the quality improvement of existing housing.It enlarges and supplements the practical approaches and theoretical methods of existing housing research in China,as well as provides reference for refined? scientific?and systematic quality improvement of existing housing.
