In the course of studying the modern architecture fromEurope, Chinese modern architecture also became a part of this great movement. Andthis history should not be a dynastic history by the difference in political, country andtime, which will break the more than one century’s architectural practice in land ofChina mechanically. This article attempts on the opportunities and challenges ofhistorical and cultural building remains in Chinese today’s unprecedentedurbanization movement, which is based on the thought of above and the viewpoint ofthe integrated history of modern and contemporary architecture in china.In today’s contemporary and modern architecture protection and redevelopmentactivities, commercial space reconstruction is the main act. Simple "heritage style"protection of historic buildings can’t cover the protection of historic buildings whichis rejected by the registration system, so the fate arrangements strategies of morenumerous historic buildings in the market becomes the centerpiece of this study. Thisarticle tries to use protection and redevelopment to express the ideal of protection andutilization for small plots with the contemporary and modern architectural remainsand the interdependence of environmental.Firstly, this article deployed the studies from the public policy. At the point of thehistory and status of land institution, and through analysis in the institution of landallocation and using, the article excavated the basic economic reason of modernbuildings commercial protection and redevelopment. Then I elaborated the interactionbetween the urban planning, which is the direct management of commercialprotection and redevelopment, and the business practices. And with the research ofmechanisms of urban renewal and public policy, the article analyses the commercialprotection and redevelopment’s reality and tries to find the direction of possibleimprovements in detail, within the public sphere.Then, the article started from the program of the commercial development, andfocused on the development scheme, which decided modern architecture remains’ life and death and how to adapt to environmental changes. The same time, the factors andtechnical conditions affecting the programming and decision-making were studied.After analyzing the origin of external appearance of the main subject in the market,the article summarized and analyzed technologies in modern architecture protectionand redevelopment’s practice. And get some new attempts in new technologies andnew directions.Finally, the article summarized the all studies, and prospect for future research.
