| This paper starts with the connotation of industrial land use efficiency,on the basis of the evaluation mechanism of the average benefit per mu based on the high-quality development,quality and benefit,and the evaluation of the intensive land use in the development zone and related studies,the target value method is used to deal with the original data dimensionless,and AHP and entropy method are used to determine the weight,the comprehensive evaluation method is used to evaluate the land benefit level of 103 typical enterprises in six industries of Changsha High-tech Industrial Development Zone in 2018 from the micro-level of enterprises,analyze the land use benefit of six types of industrial,four types of land use benefit of enterprises are analyzed: efficient,appropriate moderate,general and inefficient.Deeply discuss the impact of each evaluation index on the benefits of six types of industrial land,the grey relational grade model is used to study the influencing factors of the enterprise itself.The results that:(1)Changsha High-tech Industrial Development Zone has a high land use intensity and a good overall development status,but the gap between the level of land used efficiency and the national development levelled is large.(2)The benefits of the six types of industrial land in Changsha High-tech Industrial Development Zone are good,and the land use benefits of industrial enterprises are quite different.Efficient utilization enterprises occupy the largest area and inefficient utilization enterprises account for the smallest area.Among the six types of industries,the new generation of information technology land has the highest efficiency,and the engineering technology industry has the lowest land efficiency.(3)Tax intensity and output intensity are the key factors that determine the efficiency of land use in six types of industrial enterprises.(4)The shortcomings of the six types of industrial development are mainly the plot ratio,building coefficient,tax intensity and output intensity,and the advantage factors are mainly the land use rate of internal facilities of the enterprise.(5)The age of the enterprise,the scale of the enterprise and the initial capital investment of the enterprise had a positive impact on the land used efficiency of the industry in Changsha High-tech Industrial Development Zone,and the degree of influence is from small to large,the age of the enterprise,the scale of the enterprise and the initial capital investment of the enterprise.Based on the above results and fields visits,the following suggestions are proposed:(1)Accelerate industrial upgrading and help the development of industrial clusters.(2)The government management department strictly implements the land supply policy and strengthens the access management of project enterprises.(3)Improve the evaluation mechanism of land use efficiency and strengthen the supervision and management of the whole process.(4)Strengthen the identification and redevelopment,disposal and withdrawal management of inefficient land.(5)Department linkage,build a working mechanism of joint grasping and co-management.(6)Encourage enterprises to increase capital and technology investment and increase the intensity of land use. |
