Research On The Configurations Of The Impact Of Relationship Among Core Stakeholders On Project Performance In Urban Renewal Project

Economic development has brought higher demand for urban development,which promoted development of urban function,space,environment and economy from "high speed" to "high quality" in our country.Urban renewal has been not only a necessary link in urban and rural development and reform but also a livelihood project that has made great contributions to people’s living standards,social stability,economic development,urban space,environment and so on.However,to get common interest demands,local governments and development enterprises squeeze the interest demands of the original property owner;while due to the dual roles of "property owner + project user" and the enhancement of awareness of safeguarding rights,the original property owner has much stronger expression of interest demands.Compare the urban renewal project with normal project,there are more contradictions and disputes among core stakeholders.Therefore,we should take measures to solve practical problems about how to establish and maintain good relationships among core stakeholders who has different resource assets,different attributes and different interest needs,in order to improve project performance in the urban renewal project.Based on the configuration perspective,this study have constructed the theoretical model between the formal contractual relationship and informal relationship among the core stakeholders and project performance in urban renewal project using the method named Qualitative Comparative Analysis(QCA)for empirical research to get configuration combination of different factors in order to improve project performance,which are:(1)high trust * low commitment * high communication * reasonable benefit distribution;(2)High trust * high commitment *reasonable risk sharing;(3)High trust * high communication * high joint action *reasonable benefit distribution mechanism;(4)High trust * high commitment * high joint action * reasonable benefit distribution mechanism.Based on the configuration theory,this study has discussed the configuration combination of the impact of the relationship among core stakeholders on project performance in urban renewal project,which has made up for the deficiency of previous quantitative research methods such as structural equation to study the single linear impact path among variables and ignore the linkage and substitution among variables.This study have provided a new research perspective and logical direction for a set of theories about core stakeholders,and have expanded the practical application of Qualitative Comparative Analysis method in the field of urban renewal projects.
