A Comparative Study Of Multiple Dynamics And Renewal Models In Urban Renewal

Historical blocks are architectural museums,cultural kaleidoscopes and community relations,they are usually located in the center of the city.They record the historical vicissitudes of the city and the people's life course,which play important roles in carrying urban culture and bearing contemporary living needs.It can be said that,the revival of the city historic districts,is a redistribution process of the space resources and benefits by various stakeholders,in terms of greater scope and impact,it can also be understood as a city's revival.The urban renewalof Jinan City is an epitome of China's urban renewal,which is quite representative.It has both the universal phenomenon and problems during the China's urban renewal and the varied particularity of its own.Similar renewal projects of Jinan City show a big difference,which is worth pondering and in-depth analysis.For example,the highlight of Jinan's urban renewal projects,the renewal project of MingFu City has 3 important parts,which are:BaiHuaZhou,KuanHouLi.HongShangFang.These 3 renewal projects are located close,but while the first two are always crowded,the last is mournfully empty during festivals and holidays.The reason behind is worthy of reflection.Behind the renewal process,effectiveness and characteristics,we will find that there are imbalances in power among participating entities,multiple participation forces,and different dominant forces.Through the perspective of Urban Regime Theory,the most representative are the 3 stakeholder:the governmental organizations represented by the local government,the organizations by market represented by developers and the social organizations represented by Public.Analogy to drive the "troika" of economic development,we can also regard government organizations,market organizations,and social organizations as the "troika" of urban development.Therefore,the purpose of this paper is to explore the three main interests of the government,the market,and the public in three kinds of cases:the update of examples in HongShangFang,BaiHuaZhou,KuanHouLi in the update project of Mingfu City in Jinan City.The roles,value judgments,interest appeals,exertions,and forces affected by different update modes,and summarizing the problems existing in the renewal of historical street blocks in our country,sorting out existing experiences and lessons learned,and finding a balance between the various entities in achieving cooperation.,Seeking to construct new mechanisms so as to leapfrog the gap between opposites,achieve interest dialogues,and find a path and strategy for properly resolving the renewal of Jinan's urban historic blocks.In order to answer these questions,this article is divided into 4 parts:The first part(first chapter),sorts out the existing research results,introduces the topic selection background,raises questions,research significance,research status at home and abroad,etc.,and summarizes research objects such as historic districts,historical street renewal,urban polity theory,and Jinan MingFu City.related concepts.,etc.The second part(chapter 2),sorts out the status quo of the renovating of historic blocks in China,summarizes the common issues and the historical value and challenges of urban renewal in Jinan.To summarize the predicaments of the renewal of historic districts in China through the perspective of urban polity theory.Third part(chapter 3 to chapter 5),take the three renewal projects of HongShangFang,BaiHuaZhou,KuanHouLi of Iinan for example,comb the renewalprocess,analyze the leading roles of the various stakeholders in the projects explore the effects and characteristics of the projects.The fourth part(chapter 6),carry out comparative analysis of the 3 projects of HongShangFang,BaiHuaZhou,KuanHouLi,seek the countermeasures of the renewal of urban historic districts of Jinan give advise on the dilemma of the renewalof the urban historic districts serve as reference for more suitable,more scientific and more sustainable historical methods for the renewal of the historic areas.
