A Study On The Influencing Factors Of Farmers’ Willingness To Choose The Distribution Mode Of Value-Added Income From Collective Commercial Construction Land

At present,we are building a unified urban and rural land market.The collective operational construction land entry reform can effectively improve the utilization efficiency of land resources,revitalize rural land and alleviate the current situation of the supply of land for urban construction and realize the coordinated development between urban and rural areas and the balanced development of residents’ living standards.Among them,the distribution of land value-added income is one of the key links to promote the market reform of collective for-profit construction land,and also determines whether the policy can be effectively implemented to a certain extent.The distribution of income from the market of collective for-profit construction land mainly involves the interest relationship between the government,the collective,farmers and land users,and how the government plays a leading role.How to protect the property rights and interests of collective and individual farmers,taking into account the interests of the three,so as to maximize their interests has become one of the difficulties in the research.The circulation of collective commercial construction land into the market can make farmers gain considerable profits.Different distribution modes also affect farmers’ use of income,the realization of property rights and interests and the development of rural economy.Therefore,fully understanding farmers’ will on income distribution mode is also conducive to the effective promotion of the policy.Guided by land property right theory,land rent theory and game theory,this study,based on the data of the author’s field investigation,sorts out the reasons why the three main subjects of income policy distribution participate in the distribution and analyzes the two income distribution methods,and summarizes the market circulation of collective commercial construction land in Wenchang City,Hainan Province.Based on the questionnaire data of 266 peasant households,this paper investigates and analyzes the willingness to choose income distribution mode by statistical analysis method.Then,the correlation analysis,Logit model empirical analysis and probit model analysis were carried out from the three aspects of farmers’ personal characteristics,cognition of collective economic organization work,attitude towards collective operational construction land transfer and income distribution mode.The research found that nearly 60% of farmers tend to choose the regular dividend distribution mode of equity distribution.Age,job satisfaction of collective economic organizations,whether the income is distributed to the government,and explained variables income distribution has a significant positive relationship;There is a significant negative correlation between education level and income source and income distribution of explained variables.There is no correlation between voting experience,understanding degree of policy,concern degree of market entry,understanding channel of market entry policy and income distribution mode of explained variables.Finally,the paper puts forward four countermeasures and suggestions,including improving the management level of collective economic organizations,improving competitiveness,promoting the perfection of rural social security mechanism,reducing land dependence,taking into account efficiency and fairness,exploring scientific value-added income distribution ratio and way,improving post-market supervision mechanism,and effectively protecting farmers’ rights.
