In recent years,the aging problem in Hefei has become increasingly serious,and the continuous increase of the elderly population has made old-age care a key issue of social concern.At the same time,with the increase in per capita income,family pension and traditional nursing homes have been unable to meet the diversified elderly care needs of the elderly,and pension real estate has emerged as the times require.Currently,Hefei Elderly Care Real Estate is in the exploration stage,with few successful development projects.In order to alleviate the pressure on elderly care in Hefei and build a new pattern of elderly care real estate,this paper studies the development model of elderly care real estate in Hefei based on the triangular fuzzy comprehensive evaluation method.First of all,based on domestic and foreign research,this paper summarizes the development models of senior care real estate into four development models: community embedded development model,special senior care apartment development model,comprehensive senior care community development model,and resort-style senior care community development model.Secondly,combined with the development status of domestic and foreign senior care real estate,the SWOT analysis method is used to conduct in-depth research on the four development models of senior care real estate,and summarize the project characteristics and target customer groups of each development model.Thirdly,analyze the status quo of the development environment and development mode of Hefei’s elderly care real estate,and select 18 secondary indicators from the five levels of economical applicability,operation management,market demand,planning and design,and policy support to construct Hefei’s elderly care according to the principle of index construction.The real estate development model evaluation index system,and the establishment of a triangular fuzzy comprehensive evaluation model.Finally,use the triangular fuzzy comprehensive evaluation method to carry out empirical evaluation research on the old-age real estate in Hefei.Through the distribution of questionnaires and field research,the triangular fuzzy judgment matrix of the evaluation indicators and the membership degree matrix of the evaluation indicators of the various development modes of the elderly care real estate in Hefei were established,and the corresponding data processing was carried out to calculate the comprehensive evaluation value of each development mode of the elderly care real estate in Hefei..The empirical results are as follows: the comprehensive score of the community embedded development model is 4.127,ranking first among the four development models studied in this paper,and it is judged to be the most suitable development model for elderly care real estate in Hefei at present;the development model of special elderly care apartments,comprehensive The ratings for the development model of a senior care community and the development model of a resort-type senior care community are3.28,3.14 and 2.1,ranking second,third and fourth respectively.Based on the overall development situation and empirical results of the elderly care real estate in Hefei,it is concluded that a diversified development pattern should be established.In the future development and construction,we will focus on the community embedded development model and vigorously develop it to address the basic elderly care needs of most elderly people;Special elderly care apartments and comprehensive elderly care communities can be moderately developed to meet the elderly care needs of some middle and high income groups;Vacation-based elderly care communities can be individually developed to provide services for a very small number of elderly people with high-end elderly care needs.Therefore,based on the analysis results,this article proposes suggestions for the development of elderly care real estate in Hefei from the perspectives of the government and real estate developers.Figure [8] table [36] reference [91]...
