With the rapid development of national economy and the improvement of people’s living quality,real estate has become an important supporting force in the national economy.In the future,the real estate industry will continue to develop and face the situation of increasing scale and fiercer competition.Due to the large investment in real estate and the long investment cycle,it is the focus of real estate project investment to ensure the stability of profits through rapid sales and smooth withdrawal of funds on the premise of ensuring the security of the capital chain of real estate projects.Maoming TR Co.,Ltd.is a real estate company based in third-tier cities.However,there are many problems in the performance appraisal program of its sales staff,which lead to the failure to play the real role of performance appraisal,the failure to retain sales personnel,the lack of cohesion of the sales team and other problems,which affect the realization of the enterprise’s goals.In the study of Maoming TR real estate Company’s sales staff performance appraisal policy,this thesis takes the sales personnel(the sales staff in this thesis refer to the real estate consultant of the company)as the research object,combined with the relevant theories of performance appraisal,analyzes the current situation of the performance appraisal program,and puts forward the optimization program.First of all,this thesis discusses and studies the relevant theories and methods of performance appraisal at home and abroad by referring to them and using relevant theories and tools of performance appraisal,such as management by objectives theory,incentive theory,equity theory and balanced scorecard,key performance appraisal,360-degree performance appraisal method and AHP.Secondly,according to the current performance appraisal status of the company’s sales personnel,through the questionnaire survey,in-depth interview,survey data collection and analysis,to find out the existing problems in the current performance appraisal program of sales personnel.At the same time,the cause of its deeper analysis.Finally,the optimization objectives of the performance appraisal scheme are set.Based on the optimization ideas and principles,the current performance appraisal scheme is optimized,scientific and reasonable suggestions are put forward,and safeguard measures are proposed for the effective implementation of the scheme.The purpose of this thesis is to establish a set of scientific and sound performance appraisal program for sales staff,on the one hand,can effectively stimulate the enthusiasm of sales staff,improve employee satisfaction,and can effectively reduce the turnover of employees,so as to make the common development of the company and employees.On the other hand,it hopes to provide inspiration and reference for other real estate enterprises with similar problems,improve the degree of emphasis on performance appraisal,pay attention to the stability and enthusiasm of sales personnel,and promote the healthy development of the real estate industry.
