At present,China’s real estate industry is in a critical period from "scale expansion" to "high-quality development",and improving quality and efficiency has become the priority among priorities in the management optimization of real estate development enterprises.In order to achieve steady development,WCY Real Estate Group studied in this paper transforms from planned operation to large operation mode.The large operation mode puts forward higher requirements for its management and operation,and the high quality operation and control level becomes the key factor for the sustainable profit of enterprises.In accordance with the research route of "summarizing the current situation → finding the problem → analyzing the problem → solving the problem",this paper studies the big operation management of WCY Real Estate Group by combining PDCA cycle management theory,value chain theory and synergy theory.First of all,questionnaire survey and senior staff interview are used to deeply understand the status quo and problems of the big operation system of WCY Real Estate Group.Secondly,it analyzes the important problems of the operation chain and their causes.The main problems were found as follows: insufficient depth of investigation in the project start-up stage,insufficient operational awareness in the project implementation and inspection stage,blocked process execution,insufficient degree of design standardization leading to low efficiency,unreasonable post-evaluation results and summarized experience can not be effectively applied to other projects,and unreasonable performance appraisal in various stages.Finally,for the cycle management of each stage,the value chain theory is used to optimize each sub-activity of the operation chain,and the key value creation link and non-key support link are determined.Process optimization simplifies redundant steps and procedures,reduces unnecessary process waiting and work delays,and makes the entire operation process more efficient.In terms of operation standards,the management standards applicable to each stage should be determined,and the work flow and responsibility division of each link should be clarified.Focus on key decision points and important control links,optimize corresponding management indicators and evaluation criteria,and ensure that the work is carried out in accordance with established standards.In terms of business functions,optimize team allocation and job function requirements to ensure reasonable allocation and efficient use of resources.Through the above measures,WCY Real Estate Group can optimize the cycle process of operation,improve management standards,optimize business functions,rationally allocate and optimize the utilization of human,material,financial and other resources of the enterprise,so as to reduce time waste,improve work efficiency and achieve a higher level of operation effect.This will help WCY Property Group maintain its competitive edge and achieve sustainable development in a highly competitive real estate market. |
