In recent years,in order to change the development mode of China’s economy relying too much on real estate,the country’s overall policy system aiming at "no speculation in real estate and housing" and "three stability" will be more systematic,pay more attention to the essential results,more determined and longer-term.For real estate development enterprises,they will inevitably face the decline of industry profit margin and the gradual contraction of profit space.In this thesis,for real estate enterprises,in order to better enhance their competitiveness,we must start from strengthening operation management,reducing cost and increasing efficiency and improving operation efficiency.In this thesis,based on the problems faced by RC real estate in the development process,combined with its own practical experience of operation and management,this thesis explores the strategic positioning of RC real estate and how to carry out operation and management monitoring,and puts forward an optimized operation and management system.Firstly,this thesis summarizes and analyzes the literature in recent years,and comprehensively understands the strategic management theory,operation management theory,fine management theory and so on.On this basis,an optimized operation management system is constructed,which takes the strategic goal as the direction,the combination of operation and operation as the core path,and the fine management of production operation,cost management and quality management as the support and starting point.Secondly,it analyzes the internal and external environment of RC real estate,carries out SWOT analysis on the company,and puts forward the strategic positioning of RC real estate and how to carry out operation control.Thirdly,aiming at the operation management of RC real estate in terms of production operation,cost and quality,it is proposed that the production operation should be analyzed from the perspective of value chain,identify the key lines and shorten the project development cycle.Cost management should do a good job in quota design and scheme optimization to ensure the adaptation of cost investment.Quality management should build a dynamic management system of project construction quality based on PDCA,strengthen the quality awareness of all staff,and clarify the quality refinement management measures in each construction stage.Finally,the optimized operation management system is applied to the management of actual development projects,and its impact on project development and operation efficiency and operation benefits is analyzed. |
