| In recent years,with the increase of operating costs of property companies,the improvement of customers’ requirements for property service quality,and the downtrend of the real estate industry,the competition between property companies is intensifying,and the income of property companies is decreasing.In this case,in order to maintain the income and profits of the enterprise,the project manager,as the first person in charge of the project,is a crucial backbone of the property company.The importance of the competency of the project manager is increasingly significant.Under the current market conditions,AH Property Company,as a third-party pure property company,is facing great survival pressure.Therefore,how to train a group of highly competent project managers according to market changes and the actual situation of the company is a problem that AH Property Company needs to solve at present.If an enterprise wants to survive and develop in a highly competitive environment,it must have a group of high-quality talents who meet the company’s development plan.From the perspective of competency model,this paper takes the training of project managers of AH property company as an example,and based on competency theories,uses competency modeling methods to complete the construction of competency model of AH property project managers,and puts forward methods and suggestions for training of AH property project managers.Firstly,the current situation of AH property is described,and then the current situation of project manager allocation is described with charts and words,and the problems in project manager allocation are analyzed.The SWOT analysis and PEST analysis methods are used to conclude the necessity of training AH property project managers based on the competency model.Secondly,we use behavioral event interview and questionnaire to analyze the competency of AH property project manager,and build the initial model of project manager competency.Then,according to the actual situation of AH property project and the social environment,each competency element in the initial model is analyzed one by one to obtain the level requirements of each competency element,and a complete version of AH property project manager competency model is constructed.Finally,according to the established AH property project manager competency model,a complete version of the AH property project manager competency model is put forward with proposals and suggestions on recruitment and selection,training and development,and performance management,to achieve the purpose of training AH property project managers.The research in this paper provides analysis and suggestions for the training methods of project managers of AH Property Company in the current competitive market environment,and also provides some useful references for the training of project managers of similar third-party pure property enterprises. |
