In recent years,the real estate market has shown a downward trend,and the domestic and international economic environment is complex and changing.The property industry is facing a new environment and new challenges,and the requirements of property companies for talents are also changing.In March 2021,the "14th Five-Year Plan" was released,and industry hotspots such as senior care,childcare,home economics,smart communities and urban governance were mentioned again,making the policy trend and development direction of the property management industry increasingly clear.However,behind the scenes,the property industry is facing the reality of "shortage of soldiers".In the face of the intensified competition in stock and the rapid growth of community value-added services,the talent pool is becoming increasingly stretched.Under the new scenario of multi-format property operation,the weakness of the comprehensive basic quality of old property owners and the limitation of the quality of talent inflow in this industry are reflected,and the talent dilemma needs to be broken.The project is the core of property management and the key to property services.Through the management and maintenance of project facilities and equipment and the provision of quality services to owners,the company can collect revenue from property fees,parking fees and value-added community services to create economic benefits for the company.As a project manager,the project manager is responsible for the service,quality and revenue of the project,and is the key position talent of the property company,so strengthening the project manager talent team has become a key task of human resource management in property companies.The research object of this paper is the project managers in Guizhou region of Company B.The current situation,problems and causes of project managers are analyzed and researched around the external and internal environment of the company,and the competency model of project managers is constructed to solve the problems of uneven competency,long training period,difficulty in external recruitment and high job removal rate of project managers.The research idea of this paper is to identify problems,analyze them and solve them.During the implementation of the study,the competency model of project managers in Guizhou region of Company B is used as the research object.The research methods include literature method,interview method,questionnaire method,data analysis method,etc.,to establish a competency model that meets the current industry situation,the company’s strategic requirements and is easy to apply.To ensure that the model is objective and accurate,the steps of constructing the competency model are as follows: first,starting from the strategic requirements,we summarize and summarize the competency of project managers in terms of company strategy,corporate culture,company job responsibilities,and recruitment requirements of project managers in the same industry,and then combine the competency extracted from key event interviews to form an alternative pool of project managers’ competency,and then use questionnaires to A questionnaire was used to confirm the importance of the competencies in the pool.The data from the questionnaire was input into SPSS software,and the reliability,validity,and exploratory factor analysis were conducted,and then the expert panel was invited to review the results based on the actual situation.Regarding the application and implementation guarantee of the competency model,this paper discusses the talent inventory,recruitment and training of project managers as an example,so that the competency model of project managers can be applied to the human resource management of the company,which not only promotes the combination of theoretical research and practical application of the competency model of project managers in Company B,but also provides a reference and reference for the human resource management of project managers in the property industry.It also provides reference and reference for the human resource management of project managers in the property industry.
