As a pillar industry in China,the long-term coordinated development of real estate industry is an important means to promote the economic growth.The development of the real estate industry will also have a chain effect on the surrounding industries,which is of great significance to the research of the real estate industry.In recent years,the real estate industry has developed rapidly and house prices have skyrocketed,which caused many negative effects on the real estate industry.At the same time,the real estate market is facing a more severe situation due to the changes of national macroeconomic control and macroeconomic environment.Facing the severe situation,there are many problems in the financing management of the real estate industry,and the real estate enterprises are facing unprecedented financing pressure.In addition,as real estate is a capital-intensive industry,its capital recovery cycle is long,the amount of investment and other characteristics,so that the enterprise’s working capital is faced with higher risk management.Working capital is an important factor in the operation of the enterprise,how to carry on the scientific management of working capital,not only to establish a set of effective operation mechanism,but also to assess the working capital,and according to the evaluation results,to continue to optimize the working capital.From the traditional point of view,the limited scope of working capital management,and only pay attention to individual financial indicators and factors,has been increasingly unable to effectively meet the real needs of real estate enterprises.As a new theory,supply chain management has been widely applied in the field of management in recent years.On the basis of optimizing the supply chain,by integrating the internal and external superior resources of the enterprise,the amount of capital occupied by each link of the enterprise can be reduced to the maximum extent,so as to achieve the purpose of maximizing the overall benefit of the supply chain.In this paper the concrete based on supply chain theory as the guidance,reference management process characteristics of domestic real estate development industry,based on the overall point of view to build and optimize the real estate enterprise operating funds management system,at the same time as the core management evaluation mechanism as a starting point,completed supply chain oriented construction of real estate enterprise operating funds management evaluation model.Under the support of PDCA management theory,a scientific evaluation mechanism is determined as the core in the system,based on which a cycle process is established,including construction,application,evaluation,optimization and re-application.In the process of constructing the evaluation mechanism,this paper selects the top 100 and typical real estate enterprises in 2021 as the research samples.Based on the data information disclosed in the financial annual report and statistical yearbook,this paper completes the evaluation model of working capital management efficiency of real estate enterprises from the perspective of supply chain.At the same time,the main factors that can affect the management of working capital are analyzed.Finally choose new town holdings as case study,the current in the working capital management of the basic status quo,and to reconstruct the working capital management system,based on the supply chain perspective to evaluate its working capital management system,and found that the main problems exposed,in this basis the optimization measures are put forward,which can promote the development of new city holdings of working capital management level and perfect.On the basis of the above theoretical analysis and case study,this paper puts forward to the supply chain as a guide to build the real estate enterprise operating funds management system,and guide enterprises based on the overall view and refer to their actual business process to carry out the management of working capital,but also pay attention to all related parties of the supply chain relationship maintenance,and introduces the reasonable evaluation mechanism,To make a objective evaluation on enterprise operating funds management basic condition,and comprehensive utilization of the evaluation results to improve enterprise management level of working capital,even in the whole supply chain,promote enterprise working capital turnover rate,and thus realize the improvement of overall management benefit,it is traditional for working capital management and efficiency evaluation of scientific development,It can provide reference for real estate industry enterprises to carry out working capital management. |
