With the carry out of urbanization,the momentum of the nation's realty industry is very strong.In 2011,the quantity of commercial housing development in China has surpassed most of the developed nations.Realty industry is the backbone in our country,which has a strong driving force for the development of GDP.However,due to the expansion of the scale and rising housing prices,the development of the realty industry is not plain sailing,We should also catch sight of the problems behind the rapid development.The contradiction between high speed development strategy and working capital management is the most prominent among the problems.Due to adequate funding,strength,Large real estate enterprises has begun to transit from maturity to recession,the contradiction is not significant.And private real estate enterprises lack of funds,but develop rapidly,the contradiction can not be ignored.Through the statistics and research of failure cases,the author found that despite the overall economic situation and industry characteristics,the main reason for the private real estate enterprises operating loss is that the managers can't grasp the national's policies.,which can lead to low efficiency of working capital turnover.In order to ensure the scientific development of enterprises and realize their own business objectives,managers should pay more attention to working capital management.In order to curb the previous phase of the housing bubble,the government has introduced a number of policies to control prices,stable industry order.At present,China's housing market environment is more complex,the economic situation is not optimistic.Real estate developers compete for land resources,especially the two or three line of urban land.At the same time,in order to control the house price,the national credit and monetary policy have become the main obstacle for the private real estate enterprises.But due to the large number of land hoarding,working capital turnover is not smooth,the development and construction of commercial housing can not be sold at the same time,enterprises are facing the problem of financing.The development of small and medium-sized real estate enterprises is difficult,and is facing severe financial pressure.As a representative of the private real estate enterprises,R still has many problems in the management of working capital.Our country introduced many good policies,but with the poor management,R real estate ' s operating capital turnover rate is in a downward trend,and the utilization of the funds is not high,the development strategy is conservative,which lead to a low-level working capital management.Therefore,it is very important and necessary to optimize the working capital management of R real estate.R real estate needs to alysis on present condition to adjust and improve,and also provides a reference model for the operation and development of the same type real estate company.
