| In recent years,in order to maintain the healthy and stable development of the real estate industry,the state has continuously strengthened regulation measures,and the profit margin of the real estate industry has been shrinking.In the face of more and more severe external conditions,it is particularly important to improve the sustainable profitability of enterprises.The cost management level of the enterprise has a significant impact on the business benefits of the enterprise.In order to continuous real estate enterprises,it is necessary to pay attention to cost management within the enterprise,and improve the core competitiveness of enterprises.This paper takes F project as a case and studies the cost management in the process of project development.Firstly,it studies the relevant theoretical system and characteristics of cost management.Secondly,it sorts out the current situation of project cost management through questionnaire analysis.Combined with cost management theory,it analyzes the causes of cost management problems in each stage of the project,puts forward optimization suggestions,finally puts forward safeguard measures,and verifies the implementation effect in the second phase project.In the early stage of project construction,do a good job of market research,optimize the cost estimation method,use value engineering,quota design and other methods to control the cost.Optimize the bidding process in the bidding stage of the project,adopt the comprehensive evaluation method for bidding,establish an excellent supplier base,and do a good job in contract management.In the implementation stage of the project,the earned value method was adopted to control the construction progress,an information platform was established to optimize the dynamic cost management,and the actual change was strictly controlled.Strengthen the professional quality of cost personnel in the project settlement stage,shorten the settlement time and reduce the settlement risk.In the post-project evaluation stage,the postproject evaluation mechanism is improved to provide experience for the follow-up project construction.This paper puts forward the optimization measures of cost management,improves the level of project cost management,and provides reference for other projects,which is of positive significance to improve the economic benefits of the project and establish the competitive advantage of the enterprise. |
