Research On Costing Control Based On The Life Cycle Cost In Real Estate Project

The real estate of our nation is in gold period while enormous market chance and severity coexist. But during the costing control, most of the real estate project are only paid more attention to the instant invest while the LCC is usually ignored. So it is an important step to win the market that to change the costing control theory, pay attention to the LCC and avoid the problems in cost control. In the background of increasingly emphasis on sustainable development, environmental protection and building a harmonious society, Life-cycle cost control theory and the concept of increasing people's interest is paid more attention. As a comprehensive cost control theory, a lot of academics and real estate enterprises are actively conduct research and its application.Firstly, this paper summarizes and analyzes the theory of the LCC, and then inductive research the current real estate project cost control status. Secondly, the phases of the LCC in the real estate project were set off. Thirdly, this paper systemically analyzes the main content of the LCC in the real estate project, the key points and the methods of each phase and the process of the costing control. In the following part, how to calculate the LCC and control the LCC in real estate is listed. There are many methods and technologies about cost control in home and abroad, but this paper pay more attention to the cost control model based on the supply chain. At the same time, the value engineering is also analyzed to control cost. Finally, this method is applied through the case.This paper shows it is effective to use the life-cycle theory in real estate project management to improve the market competition. Also the LCC is consistent with national sustainable development strategies and laid a solid foundation to enterprises.
