Study On The Whole Process Cost Management Of Y Real Estate Company

The real estate industry is a special industry, far-reaching impact on the national economy.With the macro-control policies introduced gradually，real estate industry are facing headwinds likenever before. The profit margins of real estate enterprises, especially small and medium-sized realestate enterprises aren’t what they used to be.Real estate enterprises must improve the level of costmanagement to improve the economic benefit.After the analysis of the background，this article introduced the real estate development stage,characteristic，and the composition and influence factors of the cost of real estate, and introducesthe main cost management methods used in this paper: Target cost management method and Lifecycle cost management method. Then take the H project of Y real estate enterprise as a case, andanalyzes the current problems and reasons existing in the cost management. To solve theseproblems, this article brings forward the all-process of target cost management method:UsingPDCA circulation system and strengthening the all-process cost control measures.Then this articleanalyzed the implementation effect and demonstrated the importance of the all-process of the targetcost management and the economic benefits. Finally, this article prospected and discussed theresearch and development direction of the all-process of cost management of real estate.
