| Recently,by the fast development of Chinese domestic real estate market,more and more Chinese developers go oversea,chase into international market Heavy amount value,long term and regional coverage are typical characters of real estate investment.Especially for oversea projects must be prepared of the risk by politics,economics,cultural and relationship with China.So it is very important to do risk identification,evaluation,and management as the Chinese developers do the oversea real estate investment business.Oversea real estate investment is a high risk business,many risk factors will cause a loss to it,and sometimes all the risk factors will happen together and impact each other cause more cost and damages.So we must use our social resource and integration capability,to control the risks during investment decision period,plan and design period,construction and management period,sales and rental period.See original,conduction,and transmission as the key control link to relieve the effect.Make a whole technical risk resistant system from internal to external,from end to end.Improve the risk prevention system advance,systemic,and cooperatively.The research focus on risk management of B company real estate project in Philippine.Introduction of real estate risk management as the beginning,including the conception,theory and character of real estate business(domestic and international),mainly risk of oversea project and the model of risk value for the next research.As an example as the project by B company in Philippine,do the quantitative research on all the risk factors of this project systematically and technically.Including the analysis of Chinese developers oversea investment status,introduction of the B company’s Philippine project and its status.Base on the technical development period,separate the whole process into four periods,use Delphi method to identify and select mainly risk influence factors for each period.Design and model risk evaluation system,based on AHP(Analytic Hierarchy Process)and fuzzy synthetic evaluation method to analyze the project’s risks.At last,as the analysis results,directly make the risk management and risk control method of B company’s Philippine project.It is used for reference to B company in Philippine and other oversea markets to do the whole period real estate development’s risk management.And also valued for more Chinese developer who will do the real estate investment in Philippine when they do the risk management and investment decision. |
