Compared with the traditional manufacturers,real estate industry is a cluster of the capital-intensive companies.In addition to the long cycle of project development and its proneness to macro policies,the industry itself is liable to uncertainties,so risk management is particularly important.How to improve the level of real estate estate enterprise management and risk prevention capacity,and to achieve the sound,sustainable,legal operations,becomes an important topic fronted by real enterprises.In terms of theoretical analysis,this paper introduces the current situations of risk management research at home and abroad,and expounds and analyzes the intension of risk,the concept and process of risk management,COSO comprehensive risk management theory,risk identification and response methods,as well as risk evaluation methods.In terms of case analysis,this paper firstly focuses on the HZ real estate company,conducts in-depth survey of its risk system operations by leveraging qualitative analysis methods such as interviews and questionnaires.Applicute overall risk management to analysis the internal environment of the HZ real estate company,and carries out risk identification through two main lines:using a flow chart to have the real estate development process phased to source the risks in different stages;conducting site survey to find out the internal risk events in various departments to identify,so as to master the risk identification and application status comprehensively in the HZ real estate company.Secondly,this paper identificates and classifies the current risks of the HZ real estate company.On this basis,scientific evaluation and analysis method is used to evaluate the risk status of the company,so as to facilitate the management to be aware of the risk level of the company,providing abasis for improving the comprehensive risk prevention system.Finally,this paper proposes rectification measures for the weak links in risk management,aiming to make the enterprise risk management more practical and more detailed,and to define the direction for further research.Through the study of risk management of HZ real estate company,the following conclusions can be drawn in this paper.First of all,through the three-level risk identification,8 major risks are identified,and the risk response measures are put forward in order to effectively control the significant risks.Secondly,through the application of risk matrix method to evaluate the overall risk of HZ company,and then put forward measures to improve risk management from the internal environment,business operations,staff and assessment system and other aspects,so that its existing risk management system is more reasonable and perfect,more suitable for the external environment and its own development needs,and further improves the risk management level of the company.Finally,this paper can also provides reference for the establishment and improvement of risk management system of other real estate enterprises.
