Nearly forty years of reform and opening,the rapid development of the real estate industry also twists and turns,in the process of pushing the project,there are many tangible and intangible risk,such as investment risk,management risk,financial risk,policy risk and so on.Many factors affecting the real estate project development and management process which has the characteristics of uncertainty,especially the real estate market in China at the present stage of development is not perfect,policies and regulations are not perfect,the lack of credit transaction and the allocation of resources,imbalance and other factors brought bigger risk to the real estate enterprises.If there is no risk of real estate project development phases in-depth and thorough analysis and judgment,no set plans for prevention and control of risk,then the possibility of the failure of the project will be very large,or even directly affect the survival of the enterprise.But because of the real estate project has lasted for a long time,a large amount of resources,usually think of real estate projects will be affected by many risk factors in the development and operation process,so the risk management of the whole process of real estate development projects is very important.This paper based on the theory of risk management,to conduct the research on the real estate development project risk management in Nanyang Jinqiu real estate development project as a case,real estate projects will be divided into investment decision stage,early stage,construction stage and four stage sales.Because of different stages of risk factors,risk identification,risk assessment,and then put forward the risk response measures according to the results of identification and assessment.This paper is divided into six parts: the first part is the introduction,introduce the background,significance,research contents and methods,domestic and foreign research status of project risk management;the second part is the theoretical basis,introduces the theory of project risk management,provide theoretical support for the following research;the third part is the analysis of Nanyang Jinqiu development Real Estate Company the project focuses on the project,Nanyang Jinqiu Real Estate Company development,the basic situation and the Real Estate Company development project risk management;the fourth part is the Nanyang Jinqiu Real Estate Company development project risk identification,assessment and evaluation,based on the basic theory,combining quantitative and qualitative methods,according to the different stages of real estate projects and the real estate development project risk analysis;the fifth part is the South The risk control of Real Estate Company Jinqiu Yang city development project,based on the real estate project risk assessment theory,in accordance with established standards and puts forward the corresponding measures of risk;the sixth part is the conclusion.
