The real estate industry can pull domestic demand up and promote the development of a series of industries such as furniture,home appliances and residential decoration.Its development status is closely related to the people's livelihood.Together with the construction industry,it is the pillar industry of the national economy.Since 2017,the supervision of real estate finance has become increasingly strict,the financing behavior of housing purchase has been standardized,capital control has been strictly enforced,and the deleveraging and risk reduction of the real estate industry has become the top policy priority.According to the data of commercial housing sales,since 2016,the growth of the total area of sales has slowed down,and the total area of housing sales in 2019 has realized a negative growth compared with that in 2018.The revenue of real estate enterprises has decreased and the money supply has been tightened.Therefore,it is of great practical significance to identify and evaluate the financial risks of real estate enterprises and formulate relevant preventive measures accordingly.The formation of financial risks in the real estate industry focuses on financing,investment and operation.In order to better understand the financing,investment and operation management of real estate enterprises,and prevent and control the financial risks of real estate enterprises,this paper is introduced.This paper takes YH real estate enterprises as an example,takes the development of YH real estate enterprises as the fulcrum,combines with the analysis of financial statement data,identifies financial risks with financial index analysis method,and evaluates financial risks of YH real estate enterprises with z-score model and f-score model.Through study YH real estate enterprise's operation and development,in the financing,investment,and operating links of debt paying ability,profit ability and operation ability,which can identify the advantages and disadvantages of using the model of financial risk to the overall evaluation,YH real estate enterprise financial risk analysis each link YH real estate enterprise financial risk,and based on this,advances the financial risk management measures,in order to provide references for other real estate enterprise financial risk management.Through the research on the financial risks of YH real estate enterprises,it is found that YH real estate enterprises have financial risks such as high financing cost,slow investment return and poor solvency in the period of revenue reduction,which requires YH real estate enterprises to actively take effective measures to reduce risks.In view of the above problems,it is suggested that YH real estate enterprises correctly identify and evaluate the financial risks in investment,financing and operation,and start from financing,investment and operation management to reduce financial risks.Put forward specific management Suggestions: financing management,to reduce financing cost,improve capital structure,strengthen internal control,improve solvency;In terms of investment management,we should improve asset quality,establish risk improvement mechanism,follow up project innovation and enhance profitability.In terms of operation and management,it is necessary to improve the utilization rate of funds,improve the fund management system,deepen the cooperation with the government and improve the operation capacity.
