As the growth rate of the whole industry slows down,using refined management to ensure the steady growth of various indicators of the whole enterprise will become a problem that the whole real estate industry must face.In the future,higher requirements will be put forward for management.The traditional single supplier management method can no longer meet the current demand.There is an urgent need to establish a perfect and matching supply commodity management system.With the rapid development of the real estate industry,scholars at home and abroad have conducted more detailed research on the management of suppliers.In order to improve the efficiency of management and reduce the investment of company procurement,through the division of categories,we can realize the differentiated management of suppliers under different categories and improve the scientific rationality of supplier management.Combined with the current situation of category management of supplier selection,use,cultivation and retention in the regional headquarters of CRL real estate company,under the increasingly severe external environment of the real estate industry,this paper analyzes the main problems existing in supplier management,such as lack of differentiated means of supplier management,lack of objective evaluation of suppliers,unstable supplier certification standards,low supplier incentive,etc.As a result,suppliers have high claims in various projects,low enthusiasm for cooperation,scattered energy of operators,and the management of suppliers is not systematic enough.This paper studies the improvement measures of supply commodity management to find the supply commodity management strategy suitable for the development of the company,so as to promote the sustainable development of the company.Combining the procurement categories of the real estate industry with the "karajack" model used in the traditional procurement industry,this paper divides the procurement objects of the real estate industry from two aspects: the market scarcity of resources and the importance to the real estate development business,and scores all the procurement categories of the regional headquarters of CRL real estate company according to the above two dimensions.According to the score,it is divided into four quadrants: Strategic category,leverage category,price category and risk category.According to the characteristics of purchase categories in different quadrants,formulate corresponding supply commodity management strategies,realize the differentiation of supplier management,solve the main problems existing in supply commodity management,effectively improve the performance ability of suppliers,achieve the purpose of management improvement and cost reduction,so as to enhance the competitiveness of the company in the real estate industry.Through the above research,the causes of the problems are deeply analyzed,targeted improvement suggestions are put forward,and the development concept of mutual benefit,respect,win-win and symbiosis of both parties is brought into full play,so as to provide new management ideas for supplier management.The targeted measures proposed have achieved phased results,such as the increase in the proportion of excellent suppliers and significant resource strategy,which is conducive to the establishment and maintenance of good cooperative relations between the company and various suppliers,strengthening communication and mutual trust between the two sides and improving the stickiness of cooperation.
