| With the development of society and science and technology,prefabricated buildings have gradually become one of the representative construction methods in the construction industry,and buildings are also developing in the direction of large-scale and complicated.In the face of new construction methods and complex construction environment,traditional resource allocation and management methods show certain limitations,leading to unreasonable resource allocation,mismatch between construction plans and resource plans,and other problems.It caused a huge waste of resources and cost overruns.At the same time,as a newly developed construction method in modern times,prefabricated building has obvious advantages and bright prospects.Modern construction enterprises often contract to build multiple prefabricated building projects at the same time.Therefore,how to realize the reasonable allocation of prefabricated building resources among multiple projects and maximize the benefits of projects is an urgent problem to be solved.This paper summarizes domestic and foreign scholars’ research on prefabricated building project resource allocation and multi-project priority evaluation,analyzes and studies the shortcomings of current prefabricated building resource allocation,and proposes a prefabricated building resource allocation method based on multi-project priority evaluation.This paper mainly discusses the optimization of prefabricated building multi-project resource allocation from two aspects: the construction of multi-project priority evaluation index system and the resource allocation model based on the key chain method.Firstly,the multi-project priority evaluation index system is designed according to the characteristics of prefabricated buildings,the index weight is determined by AHP,and the priority among multi-projects is sorted based on the grey relational degree method.At the same time,the three factors of process evaluation are used to evaluate the priority among different project processes,and the sequence of resource allocation is determined by combining the two factors.Secondly,the key chain method is introduced to optimize the resource planning of prefabricated buildings based on the multi-project evaluation model.Find bottleneck resources of multiple projects through constraint theory,analyze the critical path of projects with key chain technology,establish schedule planning model and set buffer area,and conduct buffer management based on BIM technology,track and analyze the project group resource plan,timely correct errors,ensure the smooth progress of actual projects,solve the conflict of bottleneck resources,and effectively shorten the construction period.It reduces the risk in the process of project implementation and improves the economic benefit of the project.Finally,the feasibility and reliability of this method are demonstrated by a case study.The research of this paper has a certain theoretical value and a strong practical significance,its research value is mainly reflected in the following aspects: the construction of the prefabricated building characteristics of the multi-project priority evaluation index system;Based on the priority ranking of multiple projects and processes,the key chain technology is introduced to optimize the resource allocation of multiple projects.The index system is comprehensive and the priority ranking is logical.The prioritization in this paper takes into account both the priority between different projects and the priority within the project,ensuring the reasonable allocation of resources from two aspects and passing the case test,which has practical significance.The innovation of this research lies in the determination of dual priorities,which breaks the limitation of only considering the priorities between projects in the previous determination of priorities and makes the priority ranking more perfect.This paper provides a comprehensive and systematic priority evaluation reference system for prefabricated building project resource management,solves the blind problem of multi-project decision-making,and effectively controls the project duration through key chain management,achieving the optimal allocation of prefabricated building multi-project resources. |
