| Organic urban renewal is an important direction for urban development today,Old urban neighborhoods are generally located in the central area of the city,with convenient transportation and superior geographical location,but their internal residential structure is complex.Nowadays,the original functions of old urban neighborhoods can no longer meet the needs of current urban residents,resulting in problems such as disordered functions,low building quality,and outdated infrastructure.In order to solve these problems,the renewal of old urban neighborhoods is imperative.As the first batch of pilot cities for urban organic renewal in China,Chengdu has a good policy support background,In recent years,a series of street renewal and renovation activities have been carried out,with significant results,However,in the process of renovation and renovation,there is often a lack of accurate understanding and evaluation of site resources and problems in the early stage,leading to some block renovations being blindly carried out through rough demolition and construction,or simple building facade renovation.This renovation method not only damages the original texture and cultural symbols of the street area,but also fails to fundamentally solve the problems of old blocks,In this context,it is particularly important to establish an evaluation system for the renewal of old neighborhoods in Chengdu,seeking a balance between the renewal and renovation of old neighborhoods,economic development,cultural inheritance,and usage needs.This article takes old neighborhoods in Chengdu as the research object and constructs an organic renewal evaluation system for old neighborhoods through literature review,AHP evaluation,field research,and empirical research.The evaluation system is applied to evaluate two representative neighborhoods in Chengdu: Huaxing Street and Mengzhuiwan Street.The principles and paths for organic renewal and transformation of old neighborhoods in the context of urban organic renewal are summarized,And selected the old block of Yihu Road area for case practice.The main research conclusions of this article are as follows.Firstly,select two renewal cases of Huaxing Street and Mengzhuiwan Street for case study,and summarize their strengths and weaknesses in a targeted manner;Secondly,based on previous research,it has been summarized that the organic renewal and renovation of old neighborhoods in Chengdu should follow four principles:combining preservation and renovation,adapting to local conditions,promoting the overall renewal of the area,dynamic renewal,and people-oriented;And establish an evaluation system,carry out five dimensional physical examinations,identify prominent issues,clarify the focus and direction of updates,and identify the three step transformation path of updated objects;Thirdly,an evaluation system for organic renewal of old neighborhoods in Chengdu was established,which includes 5 indicator layers and 30 factors.The weight ranking of each indicator obtained through expert scoring is as follows: functional format(0.4123)>cultural inheritance(0.3683)>environmental quality(0.116)>supporting facilities(0.0626)>spatial structure(0.0407).This evaluation system can be used to comprehensively evaluate the organic renewal of old blocks,in order to determine the effectiveness of block renewal.At the same time,the evaluation system can also be used for regional evaluation before organic renewal of old neighborhoods,which can effectively identify problems in the neighborhoods and provide precise guidance for design;Finally,an old block in the Yihu Road area of Qingbaijiang District was selected for case practice.The evaluation system established earlier was used to conduct a regional evaluation of the block,with a score of 2.45,indicating "poor".The problems in the block were identified through the regional evaluation,and the available resources of the block were identified based on the resource list.Based on the actual situation of the project,the project positioning of "restoring the bustling city of Sichuan and activating old streets and neighborhoods" has been proposed.Targeted organic renewal and renovation design has been carried out for the block,and the evaluation score after the renewal and renovation is6.49,which is "good".It can be seen from the comparison before and after that the update and transformation strategy mentioned earlier has certain practical significance. |
