In recent years, with the turning point of urbanization and the changes of urban population composition and consumption tendency, the development of Chinese cities has entered a new historical period, from the incremental expansion stage of heavy scale to the stock design stage of heavy quality. The old commercial block used to be the economic, cultural and commercial center of the old city, reflecting the regional culture and economic development of the city, carrying the memory and social appearance of the city in the past, the development and evolution of business models and consumption habits in the new era,and the transfer of economic center in the process of urbanization. At the same time, the block has lacked consideration for long-term development in terms of transportation, space and architecture since the beginning of planning,As a result, the commercial block originally located in the center of the old city is in trouble. In the stock era, targeted organic renewal measures should be taken for the old commercial blocks,so that they can not only meet the current people’s demand for the spatial and environmental quality of commercial blocks, but also inherit and carry forward the urban context contained in the blocks, take the blocks as nodes, activate the vitality of the old city and take the road of sustainable development. Therefore, the renewal of old commercial blocks shoulders the important task of revitalizing the old city, and it is also an urgent problem to be solved in the current urban development. This paper focuses on the practical subject of the renewal and reconstruction of old commercial blocks. This paper takes the commercial block of Nanping central square in Chongqing as the research object, takes the "organic renewal" theory as the theoretical basis, studies and analyzes the block of Nanping central square, and puts forward targeted organic renewal measures. This paper is divided into six chapters. The first two chapters carry out the research on the renewal of old commercial blocks under the background of urban renewal, summarize and analyze the theoretical research on the renewal of old commercial blocks at home and abroad, and summarize the renewal and transformation methods of old commercial blocks under the "organic renewal" theory combined with relevant cases.Based on the previous theoretical research, the third chapter puts forward the principles and Strategies of organic renewal of the universality of old commercial blocks. As the core optimization strategy,it expounds the material form and non-material form. The fourth chapter analyzes the formation mechanism and development characteristics of the five business districts in Chongqing, studies the spatial evolution process of Nanping business district, makes an in-depth field investigation and Research on Nanping central square block, and summarizes the current situation and problems of the block’s material environment, commercial environment and humanistic environment.Based on the current situation of the block, the fifth chapter discusses the organic renewal strategy of Nanping central square block, and completes the organic renewal of material and non-material forms of the block from four aspects: business form, node, transportation and facade. This paper puts forward the renewal strategy for the old commercial blocks built in the early21 st century. The application of organic renewal theory can greatly reduce the economic cost of renewal, but effectively activate the block material environment and commercial atmosphere, and promote the revitalization of the old city at the same time.Based on the practical exploration of Chongqing Nanping Central Square commercial block, this paper establishes an organic renewal framework for the old commercial block from three aspects of commercial environment, humanistic environment and material environment,in order to provide a new idea and possible solution for the renewal and transformation of the old commercial block, and provide a certain reference for the renewal practice of the same type of blocks in China in the future.Figure 71 Table 11 Reference 54... |
