A lightweight building operation and maintenance system based on BIM has been developed to make up for the absence of application of BIM technology in the construction operation and maintenance stage,against the backdrop of the development of building information construction.The geometric information and attribute information in the building information model have continued to grow throughout the design and construction phases thanks to the continual advancement of BIM model technology by numerous commercial entities.Additionally,this results in the model’s information content and file volume gradually expanding,which makes it challenging to accommodate the demands of effective,convenient,and multi-party participation in the construction,operation,and maintenance phases.To improve the application of BIM technology in the construction,operation,and maintenance phases as well as to promote the application and growth of BIM technology across the full life cycle of buildings,lightweight processing of building information models is therefore urgently required.Based on the foregoing research context,this paper examines the variations in the application of BIM technology in the design and construction phases compared to the operation and maintenance phases,as well as the variations in attribute information of building components in various operation and maintenance fields,and suggests a building information system based on BIM secondary development technology.The building operation and maintenance management on the website is handled using the model lightweight methodology.The primary work and accomplishments comprise:(1)Starting with the BIM attribute information requirements in the construction operation and maintenance phase,different LOD levels are defined for various operation and maintenance fields based on the data and classification in Uniformat and COBie,combined with literature review and expert interviews.(2)In order to achieve the lightweight of the geometric model and attribute information,Revit To FM,a lightweight plug-in for the building information model,was developed in conjunction with the needs of the lightweight information model.(3)Verify the plug-in’s lightweight functionality using the BIM model case,then implement a 3D reconstruction and web page rendering using Three.js to confirm the viability of the lightweight approach.The building operation and maintenance phase’s application needs are addressed in this paper,along with a BIM lightweight approach that can significantly reduce the size of the building information model while still meeting application criteria.Additionally,lightweight processing can compress the data in the BIM model,decrease the time and expense of data transmission and processing,increase the effectiveness of data exchange,have some innovation and use value,and further promote the use of BIM technology in the construction operation and maintenance phases to promote the development of building informatization.
