| Under the background of rapid development of network information technology and Internet of things,intelligent digitization of construction industry is an irreversible development trend.At the same time,BIM Technology is widely used as the second revolution of construction industry.The operation and maintenance of buildings is the longest work in the whole life cycle of buildings,which needs to be able to realize the effective storage,efficient transmission and visualization of operation and maintenance data information.The application of BIM Technology in building operation and maintenance management can provide strong technical support.In view of the massive,multi-source and heterogeneous information data existing in property operation and maintenance management,this paper combines the collaborative and visual characteristics of BIM Technology,effectively integrates BIM Technology with building operation and maintenance management,and proposes a more practical application architecture of building operation and maintenance management system.Based on BIM Technology,a more intelligent and portable office building BIM operation and maintenance management system is built to verify the application architecture of building operation and maintenance management system,realize collaborative operation of building operation and maintenance management,and effectively improve the efficiency of operation and maintenance management.The main work of this paper is as follows:(1)Building operation and maintenance management needs survey and system configuration sorting.Combined with questionnaire survey and key sampling return visit,the demand analysis of building operation and maintenance management based on BIM Technology is carried out.According to the questionnaire results,the platform architecture module framework of building operation and maintenance management system is understood,and the system settings of building operation and maintenance system are sorted out,and a set of specific and reliable reference ideas are sorted out for platform design when building operation and maintenance management system is developed.(2)Cloud database data analysis and processing mechanism integration of building operation and maintenance management system.Based on the research of several existing building operation and maintenance management systems,this paper looks for new ideas for database selection and data processing of building operation and maintenance management system,forms relevant process methodology,and puts forward feasible early warning processing mechanism.(3)Through a case study of a comprehensive office building in Hebei District of Tianjin,the feasibility of application architecture of building operation and maintenance management system is verified.The system shows the specific management details of basic,space,security,energy,assets and environment of comprehensive office building operation and maintenance management based on BIM Technology,which provides reference and reference for building operation and maintenance management informatization. |
