With the end of the socialized housing era and the advancement of the "neoliberal" housing rationing system in China,the urban real estate market developed rapidly after undergoing drastic spatial restructuring,resulting in a sharp rise in residential prices in a short period.The rise of residential prices has not only aroused the focus of the government and people,but also become a hot topic for scholars at home and abroad.With the acceleration of urbanization,it has become a top priority for the government to control residential prices sensibly and effectively since they have a direct impact on both the healthy growth of the national economy and the movement of every family in the city.The price of urban residential land is influenced by many factors.In recent years,the urban road network system has been improving,and as the artery and skeleton of the city,it represents the spatial form and geometric characteristics of the urban road network,which directly affects the distance and time cost of residents’ travel,and has an increasingly significant impact on the price of residential land.Taken the main urban area of Shangrao City as the research area,and taken residential land prices and road network as the research objects.Started with the spatial syntax theory,based on the spatial structure of the road network,used closeness to indicate the degree of road network agglomeration and betweenness to indicate the capacity of road network traffic hubs,established an s DNA model to explore the multiscale spatial structure of road network morphology in the study area,as well as constructed an MGWR model based on road network morphological factors,individual factors,location factors,and neighborhood factors to explore the multi-scale influence of road network morphology on residential land prices.It can not only reflect the relationship between road network form and residential land prices,but can also serve as a guide for the government in developing reasonable real estate policies,optimize road network layout and alleviate traffic congestion.Research results are as follows:(1)The closeness of the road network in the central city of Shangrao city has showed the spatial structure of "city-edge",with the highest proximity value and the highest degree of road network clustering at the 5000 mmixed scale,and the high value of closeness is mainly concentrated in the central area of the city,near the Shangrao Municipal Government area and near Wangjiayuan along the river,while the closeness value of the urban edge area is low.As the scale increases,the area of high value of road network penetration gradually shifted from each branch road to the city’s main roads.15000 m global scale has the largest value of penetration,and the road network bears most of the through traffic flow and has a strong traffic hub capacity.(2)The spatial distribution of residential area in Shangrao City has shown the trend of outward diffusion and inward filling,and the integration of axial development and multi-center circle diffusion was obvious.The high-value areas of residential land prices were mainly concentrated near Shangrao municipal Government,Longtan Lake Park,Lu Yu Park,Shangrao Passenger Center Station and Wangjiayuan Village area,which are constantly expanding inward by virtue of their location,environmental factors and other advantages,and has formed multiple circles centered on the highvalue of residential land over time,generating a continuous undulating surface in space.(3)With high values closeness in the eastern part of the city,such as the new highspeed railway area,and the southern part of the city,the spatial pattern of road network closeness and residential land price has showed "high at the edge of the city and low in the central area," showing a positive contribution.residential land with walking and electric vehicle travel time of 10 min.The betweenness degree and residential land price has showed a negative inhibitory effect,and has a greater impact on residential land price in the central and western regions of the city.At the mixed scale,the impact of the betweenness degree on residential land uses price peaks when subjected to crossing traffic that brings noise,vehicle exhaust,and other pollution.Moreover,cross-scale similarity in spatial patterns is seen in the influence of road network closeness and penetration on residential land use at various sizes.
