Abstract/Summary:
China’s economy has entered a transition period from high-speed development to high-quality development,and the real estate construction field has also entered a period of deepening reform.The "deleveraging" action of the real estate industry is gradually carried out,and the market has entered a period of adjustment,with the emphasis on avoiding policy loosening and entering a new round of market speculation.Local governments have adopted different measures in response to local conditions,and have carried out regulation around the goal of stabilizing housing prices and protecting the rights and interests of buyers.Therefore,the real estate industry is in a "new period" of steady development.At present,large and medium-sized real estate agent construction companies have established their own quality management system,but most of the agent construction units have not established an effective project quality management restriction system.Generally,there are some problems such as unclear definition of responsibilities and rights between agent construction units and construction units,blurred responsibilities,insufficient participation of all staff,weak quality and cultural construction,and ineffective restriction and management mechanism,which result in the low quality management level of agent construction projects.Therefore,under the agent construction system mode of private real estate projects,it is an urgent problem to discuss how to strengthen the quality supervision and management of the project,effectively improve the project quality and improve the investment efficiency of the project.This paper reviews the research status of agent construction project management and quality management system at home and abroad,and expounds related concepts and theories of private real estate projects,agent construction mode of real estate enterprises,TQM and project management theory.After analyzing the status quo of the quality management of Yijingyuan agent construction project in Shanghai,systematic analysis is made on the factors affecting the quality management of Yijingyuan agent construction project from five aspects,including organizational management,technical management,economic management,contract data management and environmental management,and a quality management index system is established by screening the factors through questionnaire survey.It covers5 first-level indicators and 23 second-level indicators.Then the expert scoring method was used to score the factors of the index system,and the AHP-entropy weight method was used to calculate the combined weight.Finally,fuzzy comprehensive evaluation method is used to analyze the case of Shanghai Yijingyuan agent construction project,point out the grade and deficiency of the project,and put forward corrective suggestions.The quality management index system of agent construction projects established in this paper has certain reference and applicability,and can provide reference for the effective regulation and management of similar private real estate agent construction projects.
