In recent years,the problem of energy consumption and building materials waste in the construction industry has become more and more serious,which has not only brought extremely bad impact to the environment,but also intensified the sense of pressure of resource shortage.To this end,the state clearly put forward the double carbon target of "carbon peak and carbon neutrality",and formulated a number of policies related to passive green building,injecting a steady stream of power for passive buildings to take root and sprout in China.Compared with traditional buildings,passive buildings have significant advantages: on the one hand,passive buildings aim to provide people with a more comfortable,healthy and livable indoor environment,consistent with the theme of the era;on the other hand,passive buildings use optimized design and efficient emerging technologies,with significant energy saving and environmental protection advantages,which also echoes the national "two-carbon target".However,the development time of passive buildings in China is relatively short,and the development experience is insufficient.Through the research of relevant literature,it is found that the risks of real estate developers in the process of developing passive buildings can not be underestimated,so it is extremely important to manage the development risks of passive building projects from the perspective of developers.This thesis first expounds the construction concept and characteristics of passive buildings and the development status of passive buildings in China and the passive development process of various risks,The preliminary identification of the development risk factors of passive building projects by using literature research and expert interview,And after two questionnaire screening to supplement the final passive building project development risk evaluation index system,Then,the construction project risk management theory and ANP and binary semantic risk evaluation model are used to evaluate the development risk of passive building project,Based on the actual risks encountered in the development process,Finally,according to the evaluation results,Provide corresponding risk coping strategies.This study can not only enrich the theoretical research in the field of risk management of passive building projects,but also carry out risk warning and pre-control of passive buildings from the perspective of developers,which can effectively improve the feasibility of the project,enhance the enthusiasm of developers to develop passive buildings,and then promote the development of passive buildings in China.
